Dear Owners,

I would like to provide you with a brief update on the latest matters concerning our community.

1. Green Area

I am pleased to confirm that the builders have now cleared the rubbish from the green area, although there are still a few outstanding issues that they will need to return to complete.

Our community gardeners should now be able to proceed with a thorough clearance of the area outside the fencing.

Unfortunately, I have been advised that the area inside the fencing is privately owned, so the community cannot arrange for it to be cleared. Our only option is to refer the matter to the Town Hall, which we will pursue.

2. Outstanding Issues with the Town Hall

Despite numerous requests, we have still not received a response from the Town Hall regarding the following matters:

• The supply of recycling bins.
• Replacement of the “No Entry” sign on Calle Ecuador.
• Replacement of the traffic safety mirror on Calle Venezuela.
• Permanent refurbishment of the rest area on Calle Bolivia.

I contacted the Town Hall again yesterday and am waiting to see whether we receive a response.

I have also tried to address some of these issues myself, but I have been advised that doing so would be unlawful. Unfortunately, we have no choice but to continue pursuing the matter through the appropriate channels.

In the meantime, I would encourage owners to contact the Town Hall directly to report these issues as well. Additional reports from residents may help bring these matters to their attention.

3. Other Community Matters

As always, if you have any other concerns or issues relating to the community, please contact our administrators, Amarmat Consulting Bureau.

4. Next AGM and Change of Administration

The next Annual General Meeting (AGM) is scheduled for 13 March 2027.

As Amarmat Consulting Bureau will not be renewing its administration services, I am currently looking for a new administrator to take over the management of our community. I will provide further information as soon as possible.

Estimados propietarios:

Me gustaría informarles brevemente sobre los últimos asuntos relacionados con nuestra comunidad.

1. Zona verde

Me complace confirmar que los constructores ya han retirado los residuos de la zona verde, aunque todavía quedan algunos trabajos pendientes que deberán completar en una próxima visita.

Los jardineros de la comunidad podrán, previsiblemente, proceder ahora a una limpieza exhaustiva de la zona situada fuera del vallado.

Lamentablemente, se me ha informado de que la zona situada dentro del vallado es de propiedad privada, por lo que la comunidad no puede organizar su limpieza. Nuestra única opción es trasladar el asunto al Ayuntamiento, y así lo haremos.

2. Asuntos pendientes con el Ayuntamiento

A pesar de las numerosas solicitudes realizadas, todavía no hemos recibido respuesta del Ayuntamiento sobre los siguientes asuntos:

• Instalación de contenedores de reciclaje.
• Sustitución de la señal de dirección prohibida en la calle Ecuador.
• Sustitución del espejo de seguridad vial en la calle Venezuela.
• Acondicionamiento permanente de la zona de descanso en la calle Bolivia.

Ayer volví a contactar con el Ayuntamiento y estoy a la espera de ver si recibimos alguna respuesta.

También he intentado resolver personalmente algunos de estos asuntos, pero se me ha informado de que hacerlo sería contrario a la ley. Por desgracia, no nos queda otra opción que seguir insistiendo a través de los canales correspondientes.

Mientras tanto, animo a los propietarios a que también comuniquen directamente estas incidencias al Ayuntamiento. Las solicitudes adicionales por parte de los residentes podrían ayudar a que se preste más atención a estos asuntos.

3. Otros asuntos de la comunidad

Como siempre, si tienen cualquier otra consulta o incidencia relacionada con la comunidad, pueden ponerse en contacto con nuestros administradores, Amarmat Consulting Bureau.

4. Próxima Junta General y cambio de administración

La próxima Junta General Ordinaria está prevista para el 13 de marzo de 2027.

Dado que Amarmat Consulting Bureau no renovará sus servicios de administración, actualmente estoy buscando un nuevo administrador que se haga cargo de la gestión de nuestra comunidad. Facilitaré más información tan pronto como sea posible.

Liebe Eigentümerinnen und Eigentümer,

ich möchte Sie kurz über die neuesten Angelegenheiten unserer Wohnanlage informieren.

1. Grünfläche

Ich freue mich, bestätigen zu können, dass die Baufirma den Müll aus dem Grünbereich inzwischen entfernt hat. Einige Arbeiten sind jedoch noch offen und müssen bei einem weiteren Termin abgeschlossen werden.

Unsere Gärtner können nun hoffentlich mit einer gründlichen Reinigung des Bereichs außerhalb der Umzäunung beginnen.

Leider wurde mir mitgeteilt, dass sich der Bereich innerhalb der Umzäunung in Privatbesitz befindet. Daher kann die Gemeinschaft die Reinigung dieses Bereichs nicht selbst veranlassen. Unsere einzige Möglichkeit besteht darin, die Angelegenheit an das Rathaus weiterzuleiten. Dies werden wir auch tun.

2. Offene Angelegenheiten mit dem Rathaus

Trotz zahlreicher Anfragen haben wir bisher keine Antwort des Rathauses zu folgenden Punkten erhalten:

• Bereitstellung von Recyclingcontainern.
• Ersatz des Einfahrt-verboten-Schildes in der Calle Ecuador.
• Ersatz des Verkehrssicherheitsspiegels in der Calle Venezuela.
• Dauerhafte Instandsetzung des Ruhebereichs in der Calle Bolivia.

Ich habe das Rathaus gestern erneut kontaktiert und warte nun auf eine Rückmeldung.

Ich habe auch versucht, einige dieser Probleme selbst zu lösen. Mir wurde jedoch mitgeteilt, dass dies rechtswidrig wäre. Leider bleibt uns daher nichts anderes übrig, als die Angelegenheiten weiterhin auf dem offiziellen Weg zu verfolgen.

In der Zwischenzeit möchte ich die Eigentümer bitten, diese Probleme ebenfalls direkt beim Rathaus zu melden. Weitere Meldungen von Anwohnern könnten dazu beitragen, dass diesen Angelegenheiten mehr Aufmerksamkeit geschenkt wird.

3. Weitere Angelegenheiten der Gemeinschaft

Bei weiteren Fragen oder Problemen im Zusammenhang mit unserer Wohnanlage wenden Sie sich bitte wie gewohnt an unsere Verwaltung, Amarmat Consulting Bureau.

4. Nächste Eigentümerversammlung und Wechsel der Verwaltung

Die nächste ordentliche Eigentümerversammlung (AGM) ist für den 13. März 2027 vorgesehen.

Da Amarmat Consulting Bureau seine Verwaltungsdienstleistungen nicht verlängern wird, suche ich derzeit nach einer neuen Verwaltung, die die Betreuung unserer Wohnanlage übernimmt. Weitere Informationen werde ich so bald wie möglich bekannt geben.
